Not applicable if we have been commissioned to carry out the construction work. (Additional fees will be charged to the architect and the authorities)<\/p>\n\n<p><strong>Registration of propert<\/strong><\/p>\n\n<p>1st registration 150,00 \u20ac, each further one 50,00 \u20ac.<\/p>\n\n<p><strong>Application for N.I.E. or N.I.F.<\/strong><\/p>\n\n<p>50,- \u20ac<\/p>\n\n<p><strong>Management of your property and representation regarding the taxman on behalf of you <\/strong><\/p>\n\n<p>Has to be agreed in respect of the amount of work involved. We wave any free for management of properties sold or built by us.<\/p>\n\n<p>I.G.I.C. is added to the above mentioned prices (VAT, currently 7%).&#013;\n&#013;\nFurther services are billed based on agreement.<\/p>\n\n<p><strong>Extra charges involved in buying a property:<\/strong>&#013;\nThe extra charges involved in buying a property should be calculated with app. <em>10-18% of the selling price<\/em> (including tax, notary, title deeds and entry into the register of properties, real estate agent\u2026).&#013;\nThese charges are not included in the selling price and should be calculated on top.<\/p>\n\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t<div id=\"qaef-2219\" class=\"qe-faq-toggle conditions\">\n\t\t\t<div class=\"qe-toggle-title\">\n\t\t\t\t<h4>\n\t\t\t\t\t<i class=\"fa fa-minus-circle\"><\/i> General conditions and regulations\t\t\t\t<\/h4>\n\t\t\t<\/div>\n\t\t\t<div class=\"qe-toggle-content\">\n\t\t\t\t\n<p><strong>In the case of procurement and final sale<\/strong> of a real estate a commission for the real estate agent <em>3%<\/em>\u00a0of the whole selling price to be paid of the purchaser of eatch. The commission is due as soon as we are giving proof or through our procurement a contract of sale is signed; this applies as well if a contract get in to force to any later time. Our claim of commission is still valid even if the two parties of a contract of sale are in direct contact with each other after our service as a real estate.&#013;\nBetween Vendor and Buyer a set off against each other commission to be paid to the real estate agent is not acceptable.<\/p>\n\n<p><strong>In the case of signing a private Pre- Contract<\/strong> <em>50% of the sale price<\/em> has to be paid and the other 50% as soon as the title deeds are issued.<\/p>\n\n<p><strong>The fees for an application to ask for building consent<\/strong> (see list of fees) has to be paid in advance. All fees are due to be paid after the services are realised.<\/p>\n\n<p>The commission fort he real estate agent of 3% includes al services around the buying of the property, starting with the advices, procurement up to the issued title deeds. Changes regarding the listing of real estate has to be individual calculated because of the sometimes difficult and time consuming process.&#013;\nCharges like for an architect, to authorities, notary, \u2026has to be extra paid by the buyer, there are not included in any kind of charge&#013;\nby us.<\/p>\n\n<p><em>Details in our property presentations are gathered with great care for the accuracy, but they era based mostly on the information\u2019s given by vendors or agents and we can\u2019t guarantee e for their correctness. As soon as the potential buyer is showing sincere interesting the property we and possibly the notary will check each and every detail important for the deal.
